Commercial Building Repair and Rebuild

What we repair and rebuild
- Structural repair: framing, sills, joists and dry rot, with original structure kept where it can be saved.
- Building-envelope repair: damaged walls, roofs, parapets and finishes.
- Vehicle-impact and storefront damage.
- Deferred-maintenance catch-up before a sale, refinance or new lease.
- Code-triggered upgrades, identified and priced before work starts.
When you are paying directly
Every line matters. Our estimates list each item so you can choose scope, phase work, or take the price to a lender or partner. See also for lenders and for investors.
How a project runs
- A site walk with you, with no obligation.
- A written scope and a line-by-line price.
- Target: written price within 7 calendar days after the walk and the information we need. Larger or complex projects may take longer. Pricing is an estimate, not a bid or contract, and becomes binding only in a signed agreement.
- A certificate of insurance on request. Verify CSLB #1082065.
Questions
Who repairs a commercial building in San Francisco?
LPD Builders, a licensed commercial general contractor with its office in San Rafael, repairs and rebuilds commercial buildings in San Francisco, the Peninsula and Marin after structural problems, deferred maintenance, vehicle impact and storefront damage. We price the work line by line in writing. (415) 299-5369.
Can I get a written price before I decide how to pay for the repair?
Yes. Target: written price within 7 calendar days after the walk and the information we need. Larger or complex projects may take longer. You can use the price to compare options, talk to your lender or plan phases.
Can repairs be phased to keep my building open?
Often, depending on the building and scope. During the site walk we identify which work needs a space empty and which can be done around tenants, and we price the phases separately.
Can I make improvements while the building is open for repair?
Yes. If walls, ceilings or floors are already open, we can fold tenant-improvement or upgrade work into the same project, with one general contractor and one price.
